Rationale: A change order is a written agreement between the District and its contractor to change a building construction contract. They add to, delete from, or otherwise alter the work and/or progress schedule in the contract bid documents. CO’s are caused by any of three situations that can arise on a project: unforeseen conditions, design errors and omissions and owner directed extra work.

This Change Order is required for disputed design omissions and unforeseen conditions.

Item COP 4-A (credit) & 4-C are considered to be design omissions by SFMD and disputed by the GPI. The net total added cost is roughly $5,000.00.

Items COP 4-B is an unforseen condition in that a water proof membrane was behind existing brickwork which was sampled, tested positive for asbestos and had to be abated.

Item COP 4-G was a changed condition where it was determined that there was an increase in the area of masonry decay after final design and additional quantities of stone repointing was required at contract prices.

Items COP 4-D, 4-E, & 4-FR1 are considered unforeseen conditions. This work requires additional masonry brick repointing, additional roof drain replacement, and perform additional parapet wall reconstruction to stop water leaks.

The total value of all extra work is in the amount of $98,126.34 and less a contract the allowance of $50,000.00, a change order in the amount of $48,126.34 is to be taken.

Resolution: Ladies and Gentlemen:

WHEREAS by Resolution Board Item No. 20.14 at the stated meeting on April 18, 2018, CAPITAL Contract 2018-00000807, Contract 4 of 7, GENERAL CONSTRUCTION ROOF & MASONRY WORK, CIP10746 “Reconstruction of Building Envelope, Interior Finishes and Site Work” at Museum School 25 was recommend for award to APS Contracting, Inc., for the amount of $1,710,000.00, and ‘

WHEREAS: in the course of executing the contracted work it was determined that additional work is required to be performed for the amount of $48,126.34; increasing the contract amount from $1,710,000.00 to $1,758,126.34.

NOW THEREFORE BE IT RESOLVED: That the Superintendent of Schools is hereby authorized to issue Change Order 1 to contract No. 2018-00000807, GENERAL CONSTRUCTION ROOF & MASONRY WORK, CIP10746 “Reconstruction of Building Envelope, Interior Finishes and Site Work” at Museum School 25 to APS Contracting, Inc., 155-61 Pennsylvania Ave., Paterson, NJ, 07503$48,126.34; increasing the contract amount from $1,710,000.00 to $1,758,126.34 and to extend to term by 180 calendar days.
