Rationale: A change order is a written agreement between the District and its contractor to change a building construction contract. They add to, delete from, or otherwise alter the work and/or progress schedule in the contract bid documents. CO’s are caused by any of three situations that can arise on a project: unforeseen conditions, design errors and omissions and owner directed extra work.

This Change Order is required for unforeseen conditions (or field conditions) and owner directed extra work.

Item COP-A is considered to be unforeseen. When this project was unfolding, the contractor placed an estimate into their quote for lightning protection based on their past experiences. When the work was in progress the sub-contractor’s price quoted was much higher than the estimate. Through negotiations we brought that number down to $6,208.82 from their original amount of $22,464.78.

Item COP-B is considered to be unforeseen. As the new roofing was being installed it was determined that the roof top mounted ductwork would have to be removed and replaced in order to accommodate the added thickness of the new roof insulation layer. The cost for this work is a negotiated lump sum of $10,989.93.

The total value of all extra work is in the amount of $17,198.75. Funding for this increase is obtained from remaining Local Capital Bond Funds balance in project budget.

Resolution: Ladies and Gentlemen:

WHEREAS by Resolution Board Item No. 18.14 at the Board of Trustees stated meeting on November 20, 2018, contract No. 2019-00003111 was recommended for award to Milcon Construction Corp, 142 Dale Street, W. Babylon, NY 11704 and,

WHEREAS: in the course of executing the contracted work it was determined that additional work is required to be performed to complete the project in the amount of $17,198.75; increasing the contract amount from $1,566,000.00 to $1,583,198.75, and

WHEREAS: the contract requires an extension, extending the contract for an additional 180 days for completing final closeout and payments.

NOW THEREFORE BE IT RESOLVED: That the Superintendent of Schools is hereby authorized to issue Change Order 1 to contract No. 2019-00003111, GC Roof and Masonry Work, Contract 1, CIP10849 “Roof Replacement and Interior Restorations” at Paideia School 15 to Milcon Construction Corp, 142 Dale Street, W. Babylon, NY 11704 for the amount of $17,198.75; increasing the contract amount from $1,566,000.00 to $1,583,198.75 and extending the contract for an additional 180 days.
